Credit Pull Alert

Definition: A real-time notification fired when a borrower in a loan officer’s monitored database has mortgage credit pulled by another lender. Powered by credit bureau data feeds (typically TransUnion). Used to intercept past clients before they commit to a competing lender.

Credit pull alerts are one of the highest-impact retention mechanisms in mortgage. When a borrower starts shopping for a refinance or purchase loan, a competing lender pulls their credit report. That credit pull is logged at the credit bureau within hours. Subscribed services (TransUnion’s Cascade Alerts, MonitorBase, and others) detect the pull and send a notification to subscribed lenders who have that borrower in their monitored database.

Why timing matters

The first lender to call after a borrower’s credit pull closes the loan roughly 70% of the time, per industry studies. By the time the original LO hears about the loan through traditional channels (typically 30+ days later), the deal has already locked elsewhere. Credit pull alerts compress the awareness window from 30+ days to 24-48 hours.

How credit pull alerts work in practice

  • The LO uploads their past-client database to the credit bureau monitoring service
  • The bureau watches for new credit inquiries on those borrowers’ files
  • When an inquiry is detected (especially a mortgage-specific inquiry), an alert fires
  • The alert lands in the LO’s CRM dashboard or email within hours
  • The LO calls the borrower the same day to compete for the loan

Compliance considerations

Credit pull alerts are different from “trigger leads” — the data being monitored is the LO’s existing borrower database, not a list of strangers. Trigger leads are credit bureau-sold lists of any borrower whose credit was just pulled, sold to lenders who have no prior relationship with the borrower. Both are legal under FCRA, but credit pull alerts are far less invasive and don’t pollute the borrower experience the way trigger leads do.
